We have received calls from the public seeking advice on development on small plots of land located to the west of Hulcote village near Towcester.
The plots of land at Hulcote are located in open countryside within a Special Landscape Area and are adjacent to a Grade II* Registered Historic Park and Garden associated with Easton Neston House and within the Easton Neston Conservation Area. This is an area of high amenity value. National and local planning policies seek to protect land which is of historic interest and significance.
Anyone considering acquiring an interest in this land, or any other similar plots of land, with an expectation to develop the land is strongly advised to ensure they understand fully the effect of planning policy relevant to the area as this can significantly limit the potential for development.
We have issued an Article 4 Direction on this site to apply strict control over development of the land. For example, the grant of planning permission is required to erect any fences, walls or other means of enclosure on the land.
