Outline Planning Applications for the Upton Lodge Masterplan

Brief Background

In March 2005, as part of Central Government’s Communities agenda, the Milton Keynes and South Midlands (MKSM) Sub-regional Strategy was published. In the context of Northampton, it required sustainable urban extensions to be provided in order to meet a 30,000 dwellings requirement for the Northampton Implementation Area.

Upton LodgeFarm / Norwood Farm

Two outline planning applications for a major development proposal known as “Upton Lodge” (150ha), located on the western side of Northampton, have recently been submitted by English Partnerships and Redrow Homes.

  1. One application is for development on land at Norwood Farm (68ha), and proposes up to 781 dwellings and a country park (29ha) on land bounded by Berrywood Road, Sandy Lane and Weedon Road within Harpole Parish. This application site is within South Northantamptonshire Council’s area, and the Council will process and determine the application
    (Application Ref. S/2006/1655/PO).

  2. The other application, on land at Upton Lodge Farm (82ha), proposes up to 1784 dwellings, 22000 square metres of employment floor space, a 3.8 ha site for community facilities (including a new primary school), a 1000 space “park and ride” site and part of the country park (7.7ha). The site is bounded by the Princess Marina Hospital, St Crispins and Weedon Road. This application relates to land within Northampton Borough Council’s area, and will be determined by the West Northamptonshire Development Corporation

    WNDC has asked South Northamptonshires Council to process this application on its behalf, because it adjoins the “Norwood Farm” application and forms part of what is intended to be a single development scheme.

South Northamptonshires Council is consulting the public and a wide range of organisations for their views on both applications.
