Local land searches and charges

Home Information Packs (HIPs)

Local Land Charges Searches, which let buyers know about any restrictions that could affect their new property , will form a vital part of the Home Information Packs. Local Authority Searches contain information that potential home buyers need to know before deciding whether to complete their purchase. HIPs  will be implemented on a phased basis from 1 August 2007 and the pack will contain amongst other things a Local Authority search, Energy efficiency certificate and Evidence of title.

New CON29 2007 Forms

This form will be effective from the 1st of August 2007. The new CON29 will comprise :

  • CON29R, Enquiries of the Local Authority 2007 [Required]
  • Searches can be sent electronically via the NLIS Hub using the NLIS channels. 

    SNC are level 2 NLIS, which means we receive searches electronically. These are then returned in the DX or first class post. To find out more about this service contact the NLIS channels:

    • MDA SearchFlow

    Search requirements:

    • LLC1 &CON29  2007 forms x2 :  The Law Society holds the copyright to form CON29, which can be obtained from most publishers e.g Laser Form, Oyez , Shaw and Son [in electronic or paper format]
    • A solicitors cheque made payable to SNC. Personal Cheques will need to be accompanied by cheque Guarantee card details. 
    • 2 copies of an up to date plan
    • Personal search requests should be sent in writing enclosing an up to date plan clearly marking on it the search area, stating the search address[ including the village name] and also enclosing  a cheque with the relevant fee [ £11] We will contact you with an appointment time and date [to view records].

    How much will a search cost?

    From the 1st of August 2007 we will be accepting  CON29R Searches [ Required] as standalone searches for £158 [ excludes the LLC1 @20 ].
