Do I really need approval?

Most building work is controlled under the building regulations including alterations. If you're not sure whether your project needs consent please contact us first.

Typical work where a building regulations application may be needed:

  1. New buildings.
  2. Extensions to buildings.
  3. Loft conversions and garage conversions. (Building Control/ Regulations Guidance Notes)
  4. Changes of use.
  5. Structural alterations.
  6. Material alterations.
  7. New drainage work.
  8. The installation of a new bathroom.
  9. The installation of heating appliances and flues/chimneys.
  10. The installation of fuel storage tanks and cylinders.
  11. The installation of replacement windows and doors. (Building Control/ Regulations Guidance Notes)
  12. The installation, extension or alteration of electrical work to a domestic dwelling. (Building Control/ Regulations Guidance Notes)
  13. Extension to form a porch or conservatory not separated from the rest of the house
  14. Replacing roof coverings, upgrading/renovating ground floors, re-plastering and re-rendering an outside wall. (all these works may require insulation standards to be upgraded)

Certain buildings don't need building regulation consent  – these are called 'Exempt Buildings'.
