Information for landlords and private tenants

Landlords of privately rented properties must make sure those properties are up to standard, fit for human habitation and are kept in good repair.

The government sets the standards that rented properties should meet and we are responsible for making sure landlords meet them. If a property is below these standards, we have legal powers to make sure a landlord brings them up to scratch.

Houses in multiple occupation

If you are a landlord and rent out a house that is three or more storeys high, can be lived in by five or more households or has shared kitchen and bathroom facilities, you need a licence for a house in muliple occupation. The licences have been brought in by the government to protect tenants.

Empty Homes

We are committed to  increasing the supply of affordable housing, tackling homelessness and improving the condition of housing. One way to achieve this is brining empty properties back into use. You may know of properties standing empty in your village. Empty properties can be described as a wasted resource and could be brought back into use to provide a home for someone and an income to an owner through sale or rent. Empty properties can have negative effects on a community such as attracting vandalism, anti-social behaviour, arson and also reducing house prices of neighbouring properties.

We are actively seeking to identify empty properties across the region. We aim to offer encouragement and advice to owners so that properties can be used again as homes. If you know of empty properties or should you become aware of owners of empty properties wishing to bring them back into use, please contact the Private Sector Team on 01327 322292 for further advice and possible assistance.

The Empty Homes Agenct is an independent campaigning charity. It exists to highlight the waste of empty property in England and works with others to devise and promote sustainable solutions to bring back empty properties into use.
