Development viability

If you are a developer and you believe that your development proposal has exceptional costs which will make it difficult for the scheme to be delivered with all of the planning contributions normally required, including affordable housing, you should contact the relevant planning case officer at the earliest opportunity.

We will ask you to purchase a bespoke toolkit so that assumptions about costs and revenues can be tested by us and the appropriate levels of contributions agreed. Please note that it is the responsibility of the applicant to provide sufficient evidence to demonstrate why a proposed scheme cannot meet our policy requirements.

A viability appraisal should happen before an application is put before the planning committee to make a decision.
